Designing a Home You Can Age Into: Ageing-in-Place Detailing for NCR Families

Most homes in Delhi NCR are built for the family you have right now. Glossy floors. Sunken living rooms. High shower kerbs. These details work well at forty. At seventy, they start working against you. Ageing in place means building the house once, so it still suits you decades later.

Why NCR Families Should Start Planning Early

  • India had 149 million people aged 60 and above in 2022. That figure is expected to touch 347 million by 2050, says the UNFPA India Ageing Report.
  • By 2046, older Indians will outnumber children under fifteen. The flat you buy in Gurgaon or Noida today will very likely house that ageing parent tomorrow.
  • Falls are the second leading cause of unintentional injury deaths worldwide, and adults over sixty suffer the greatest number of fatal falls, reports WHO.
  • Retrofitting later is painful. Breaking tiles, shifting drain points and widening frames costs far more than getting the same detail right during the first fit-out.

So where do most home accidents actually begin?

The Detail Most People Get Wrong: Flooring

  • A hospital-based case-control study from Kerala found that slippery floors more than doubled the odds of an injurious fall among older adults living at home.
  • The same study flagged door thresholds as a risk. Those small marble strips between rooms are a very common tripping point in Indian homes.
  • Awareness does not equal action. In a Pune survey, 75.8% of older residents knew slippery floors were risky, yet fewer than half had anti-skid tiles.
  • Ask for tiles with an R10 slip rating or higher in wet zones. Careful residential interior designers specify this at the selection stage, not after handover.

Bathrooms Deserve the First Upgrade

  • Water, hard surfaces and tight turns meet in one small room. A kerb-free shower with a gentle floor slope removes the biggest tripping edge in the house.
  • Fix grab bars into wall blocking before tiling begins. Bars screwed into hollow board later will pull straight out under real body weight.
  • Bathroom doors should slide or open outward. If someone falls inside, an inward-opening door can block help from reaching that person in time.

Lighting Built Around Older Eyes

  • Ageing eyes take in far less light. Research shared by Arizona State University notes a sixty-year-old needs roughly three times more light than a twenty-year-old.

  • Place motion sensors at knee height. They stop the fumbling for switches at 2 am, which is exactly when many night-time falls happen.

Doors, Corridors and Level Changes

  • Keep clear door openings at 900 mm. A walker or wheelchair needs that width, and so does anyone being physically supported by another person.
  • Skip the sunken living room. Steps inside a flat photograph beautifully, but residential interior designers know they become a daily hazard once balance weakens.
  • Lever handles beat round knobs. Stiff or arthritic hands can push a lever with a wrist or an elbow, even while carrying something.

Kitchen and Storage Details Worth Paying For

  • Choose pull-out drawers over deep base cabinets. Nobody should kneel on a hard floor to reach a pressure cooker pushed to the back.
  • Keep everyday items between hip and shoulder height. This single rule removes most of the stool-climbing that causes serious kitchen injuries.

Does an Age-Friendly Home Have to Look Clinical?
