Gut-Renovating a 20-Year-Old Gurugram Apartment: DLF Phase 1–4, South City and Sushant Lok

Some of the best-located homes in Gurugram are also the oldest. Flats in these pockets sit on wide roads, under mature trees, minutes from Golf Course Road and MG Road. But the buildings have crossed two decades. Fresh paint will not fix what sits behind the walls. A gut renovation will. Here is what that job actually looks like.

What a Gut Renovation Really Covers

  • A gut job strips the flat back to its concrete frame. Walls, wiring, plumbing, flooring, and false ceilings all come out before anything new goes in.

  • The National Building Code was revised in 2005 and again in 2016. A flat from 2005 follows older rules than a home built today.
  • A 2023 National Centre for Seismology study found that around 75% of NCR sits on loose, water-saturated alluvial soil, which worsens ground shaking.
  • Never cut into a beam, column or shear wall to widen a room. Get a structural engineer's written clearance before any hammer touches load-bearing concrete.

Krishna S Vatsa, Member of the National Disaster Management Authority, made the point bluntly while pushing for retrofitting across India. "Many of the buildings were constructed 30-40 years back without following national building codes," he said. Treat that as your starting assumption, then verify it.

Services Fail Long Before Surfaces Do

  • Old galvanised iron water lines rust from the inside. Pressure drops, taps stain, and leaks often appear in a neighbour's ceiling before yours.
  • Wiring from the early 2000s was sized for fewer appliances. Modern ACs, ovens, geysers and chargers push loads those circuits were never designed for.
  • Bathroom waterproofing has a working life. Redoing the membrane, slopes and traps during a teardown costs far less than chasing seepage two years later.

Layouts Built for a Different Decade

  • Early 2000s plans boxed every function separately. Closed kitchens, formal drawing rooms and narrow corridors swallowed floor area that families now want opened up.

What happens to all that broken concrete?
